With diverse knowledge and experience, we stand united in addressing the buildings’ operations with utmost priority to restore the reputation and value in our community. With your cooperation and support, we will make a strong and successful contribution towards a peaceful residential environment and a sustainable investment.

Maintenance is about ensuring a clean lobby, tidy hallways, clean windows and parking garage, well-kept common areas and amenities. It’s also about the infrastructure (i.e. HVAC, Plumbing, Elevators, Garbage Chutes etc.) upkeep and upgrades.

We will look to reduce waste, review contracts carefully, and improve cost control wherever real savings can be found while delivering services (i.e. appropriate number of cleaners per building, concierge accessibility) that residents need on a daily basis.

At any time, essential services must not be compromised. A full-time management company and an experienced team of superintendents who understand the building are absolutely necessary for Ice to function properly.

ICE units should be able to rent at market prices and bring owners comparable income, but building-related issues are holding them back. We will focus on the issues that hurt rentability, including reputation, showing inconvenience, and avoidable operational problems. The goal is to make ICE easier to rent and more competitive with nearby buildings. 

Did you know that currently, it costs real estate agents $8 to obtain a key each time to show your unit to prospective renters? This discourages agents from bringing potential tenants & buyers to ICE. We will eliminate this fee.

ICE should be worth more per square foot than it is today. Our location and profile are strong, but value also depends on reputation, management, and owner confidence. We will push for improvements that help close the gap with comparable downtown buildings over time. One of our main goals is for Ice units to align or exceed market prices.

A clear example is 300 Front (short-term rentals are also permitted at this building), where units are selling for close to $950 per square foot. At Ice, units are selling closer to $830 per square foot, with 500 sqft units in the low $400,000 range.

In keeping with our commitment to accountability, we will provide owners with regular, detailed audited financial reporting, including budget performance, reserve fund contributions, and expenditures, ensuring full visibility into how the corporation’s finances are managed and to do so in a timely manner to enable AGMs.

Security at Ice needs to be more proactive, not just reactive. No more overnight fire alarms, homeless intruders, and chaotic lobbies.

We believe we should focus on:

  • stronger access control to reduce unauthorized entry
  • increased security presence during high-traffic periods, especially in the 12–14 connecting lobby
  • proactively monitor all fire alarms to prevent them from being triggered by intruders
  • better monitoring and follow-up on incidents like false alarms, work with law enforcement to hold trespassers accountable
  • more consistent and fair enforcement of building rules

All the elevators need to be completely modernized immediately, and it is our #1 priority. 

The elevator situation has been the biggest frustration for many years. We will work with the entire board to start the contract negotiations right after the election. Seek out bids from as many reputable elevator companies as possible. Pick out the best contract and provide relief to everyone in the building.

In early April 2026, 2 of the 3 high-rise elevators at Ice broke down for two weeks. There have been times when all 3 elevators would go out of service at once, leaving everyone stranded, and causing extreme stress and anxiety, especially to our vulnerable residents.

We will bridge differences and bring a more cooperative approach to the board. When people work together, decisions get made faster, and the buildings moves forward.

We have built and maintained good working relationships within the Ice community and the current board, and we believe that is key. We will work with all board members respectfully and keep the focus on solving problems, not creating them.

We are committed to keeping owners informed through clear, consistent, and timely communication. This includes regular updates on building matters, prompt responses to owner inquiries, and advance notice of important dates, meetings, and decisions. We welcome an open dialogue with owners to reach out at any time to share concerns or discuss issues. We will communicate openly and directly with honesty. 

The safety and comfort of our residents should be the priority. The buildings should never feel like a “ghost hotel”. Under our leadership, our buildings will be well-run and safe where everyone can feel at home.

Nick has been an Airbnb host at Ice for the past 7 years, with zero parties, zero incidents, and 100% compliance with all building rules. His expertise would be a very valuable asset on the board in making Airbnb hosting at Ice safer and more secure.

We are running with a clear commitment to every owner in this building.

We will always act in the best interest of the buildings and its owners.

We will work professionally with all board members and focus on cooperation rather than conflict. The buildings move forward when people work together.

We will not seek any personal gain from serving on the board. Every decision we make will be guided by ethics, fairness, responsibility, and what is right for the owners and the buildings.

We will remain accessible and open to owners. We believe leadership should be available, willing to listen, and ready to act.
